Elimination of Detention Ponds for Water Reuse and Development Densification



Commercial Real Estate developments are generally designed to detain stormwater for a period of time before releasing it into public systems and waterways, rarely for re-use. Detention ponds have been used for decades to store stormwater on-site at commercial properties to ease flooding and the burden of additional water on the public system. These detention ponds can take up large areas of land which cannot be built upon and do very little to reclaim water for future use.


Gershman Partners (GP) is a commercial property developer headquartered in Indianapolis, Indiana.  GP is exploring alternative storm water management strategies for a commercial development case study located at The Bridges Development, a new $80M grocery anchored retail center in Carmel, IN. Currently there is are large detention pond on the property taking up a portion of valuable real estate in this retail center. 

The group will investigate stormwater management systems, exploring alternatives to stormwater retention ponds. The client would like to decrease or eliminate the size of detention required onsite and increase the re-use of stormwater via underground storage.  As part of the process, they will consider economic benefits of implementing stormwater practices.
